Ownright's services are not complete without its legal team. You can still access a lawyer or a member from its legal team through video calls, emails, or chat. All transactions are handled by lawyers, and correspondences come directly from members of our legal team.
Most law firms traditionally use an external conveyancing software which charges lawyers per file. By using proprietary conveyancing software, increased efficiencies, combined with being a digital-first platform, Ownright can save you significant costs.
Every transaction comes with its own set of costs, which can vary based on your circumstances. For purchases, common expenses include the down payment, mortgage default insurance, broker fees, legal fees, title insurance, property insurance, and land transfer tax. Selling a property typically involves covering the mortgage payout, realtor commission, legal fees, and rental appliance payouts. Refinancing often requires broker fees, legal fees, and title insurance, while an ownership transfer primarily entails legal fees and related disbursements.
If you already have all your documentation in place, the closing process can be quite quick, however you'll always want to allow for a little bit of extra time in the event that issues arise. No matter how organized you are, engaging a real estate lawyer less than a week ahead of closing would put your transaction at risk of delay. We typically advise engaging us for your property closing at least 30 days in advance of the expected close date.
Disbursements are upfront expenses paid by Ownright, which you reimburse at the transaction's close. These typically fall into two categories: Administration Fees and Third Party Fees. Administration Fees cover overhead costs, like paper, printing, and postage. Third Party Fees are charges from external service providers related to the closing, such as title search fees and land transfer registration fees. At Ownright, we don't charge Administration Fees—only Third Party Fees, as we believe administrative costs should be absorbed by the business, not our client.
