Water and sewer aren't City services here

Oxford County owns Woodstock's water and wastewater and sets the rates — we check the County account and the City tax certificate before you close.

Frequently asked questions

Yes. In Ontario a lawyer is legally required to close a purchase or sale. Ownright reviews your agreement, searches title, handles the land transfer tax, and registers the deal, all online for a flat, transparent fee, so your Woodstock closing is handled start to finish.

Woodstock buyers pay only Ontario's land transfer tax, there is no municipal LTT here. On a $611,000 home that is about $8,695, and first-time buyers can claim up to $4,000 back, cutting it to roughly $4,695. Ownright calculates the exact amount before you close.

Oxford County owns Woodstock's water and wastewater systems and sets the rates, while the City operates parts of the system under contract and the bill comes from the County's billing agent, ERTH Solutions. That means charges against the same home can sit in two places: the City tax bill and the County water and wastewater account. Before closing, Ownright obtains the City tax certificate and confirms the County account is settled, so nothing from the seller's period carries over to you.

Beyond the purchase price, budget for land transfer tax (about $8,695 on a $611,000 home), your lawyer's fee and disbursements, title insurance, and adjustments for prepaid property tax and the Oxford County water and wastewater account. Ownright gives you a clear, flat-fee quote up front so there are no surprises on closing day.

For a condo or a common-elements community, the status certificate shows the corporation's finances, reserve fund, rules, and any lawsuits or fee increases. Ownright reviews it before you commit so you know exactly what you are buying into, common in Woodstock's newer townhouse and adult-lifestyle communities.

Woodstock's 2025 final residential tax rate was 1.820888%, combining the City, Oxford County, and education portions, so a home assessed at $280,000 pays roughly $5,100 a year. Keep in mind MPAC assessments are still based on January 1, 2016 values, so your assessed value sits well below today's market price. At closing, Ownright prorates the year's tax between you and the seller so each side only pays for the days they owned the home.
