Belleville market snapshot

Belleville's average sale price was $509,200 in August, essentially flat against a year ago at down 0.4%. Sales rose 15.3% to 68 while active listings held steady at 292. The change is in timing: a typical home took 54 days to sell, up from 35 last August, so sellers should plan for a longer runway.

Frequently asked questions

Yes. In Ontario a lawyer is legally required to close a purchase or sale. Ownright reviews your agreement, searches title, handles the land transfer tax, and registers the deal, all online for a flat, transparent fee, so your Belleville closing is handled start to finish.

Belleville buyers pay only Ontario's land transfer tax, there is no municipal LTT here. On a $527,000 home that is about $7,015, and first-time buyers can claim up to $4,000 back, cutting it to roughly $3,015. Ownright calculates the exact amount before you close.

It may be. Belleville sits at the mouth of the Moira River, and Quinte Conservation regulates land around watercourses, shorelines and wetlands, where a permit is required before you build, grade or place fill. Closer to the water, in the flood plain and setback areas, new building may not be permitted at all. Before you close, Ownright checks whether the property is affected so you know what you can and cannot do with it.

Beyond the purchase price, budget for land transfer tax (about $7,015 on a $527,000 home), your lawyer's fee and disbursements, title insurance, and adjustments for prepaid property tax. Ownright gives you a clear, flat-fee quote up front so there are no surprises on closing day.

For a condo or a common-elements community, the status certificate shows the corporation's finances, reserve fund, rules, and any lawsuits or fee increases. Ownright reviews it before you commit so you know exactly what you are buying into, common downtown and along the waterfront.

Belleville's 2026 residential rate is about 2.03% of assessed value in the city's urban billing area, well above most GTA municipalities, though it applies to an MPAC assessment still based on 2016 values rather than today's price. A home assessed at $250,000 pays roughly $5,075 a year, and the rate differs across the city's five service billing areas, so a rural Belleville property pays less. At closing, Ownright prorates the year's tax between you and the seller so each side only pays for the days they owned the home.
