Frequently asked questions
Yes. In Ontario a lawyer is legally required to close a purchase or sale. Ownright reviews your agreement, searches title, handles the land transfer tax, and registers the deal, all online for a flat, transparent fee, so your Brockville closing is handled start to finish.
Brockville buyers pay only Ontario's land transfer tax, there is no municipal LTT here. On a $540,000 home that is about $7,275, and first-time buyers can claim up to $4,000 back, cutting it to roughly $3,275. Ownright calculates the exact amount before you close.
It may be. Brockville is one of Ontario's oldest communities, and the City keeps a Municipal Register of Cultural Heritage Properties that includes both designated and listed properties — 22 are presently designated under Part IV of the Ontario Heritage Act. Designation is a legal process enacted by City Council bylaw, and major exterior work, an addition or a demolition on a designated property needs Council approval and a heritage permit first, while listing is largely administrative. Before you close, Ownright checks which category a property falls into and whether a heritage easement sits on title, so you know what you can and cannot change.
Beyond the purchase price, budget for land transfer tax (about $7,275 on a $540,000 home), your lawyer's fee and disbursements, title insurance, and adjustments for prepaid property tax. Ownright gives you a clear, flat-fee quote up front so there are no surprises on closing day.
For a condo or a common-elements community, the status certificate shows the corporation's finances, reserve fund, rules, and any lawsuits or fee increases. Ownright reviews it before you commit so you know exactly what you are buying into, common downtown and along the St. Lawrence waterfront.
Brockville's 2026 residential rate is 1.7925% of assessed value — 1.6395% municipal plus the province's 0.153% education rate — though it applies to an MPAC assessment still based on 2016 values rather than today's price, so the rate does not map onto current market prices. A home assessed at $250,000 pays roughly $4,480 a year. The City bills twice a year, and at closing Ownright prorates the year's tax between you and the seller so each side only pays for the days they owned the home.
