Frequently asked questions

Yes. In Ontario, only a licensed lawyer can search title and register the transfer and mortgage, so every Windsor purchase or sale needs one. Ownright handles the whole closing online, from reviewing your agreement to searching title, holding funds, and registering the deal.

On a typical Windsor home around $547,000, Ontario land transfer tax is about $7,415, or roughly $3,415 for first-time buyers after the $4,000 rebate. Windsor has no municipal land transfer tax, so you pay the provincial tax only, unlike Toronto where a second tax nearly doubles the bill.

Windsor has one of Ontario's highest residential property tax rates: 2.096514% for 2026, made up of a 1.943514% municipal rate plus the 0.153% provincial education rate. That is roughly $11,800 a year on a $565,000 assessment, though MPAC assessments are still frozen at their January 1, 2016 values, so most homes are assessed for less than they would sell for today. At closing, Ownright prorates the year's taxes to the day so you only pay for the days you own the home, and confirms the seller's taxes are current.

Windsor taxes homes left unoccupied more than 183 days a year at 4% of their assessed value, raised from 3% for 2026. Unpaid tax is added to the property's tax account and follows the home, not the seller, so Ownright confirms the seller declared and paid before you close.

Beyond the purchase price, budget for land transfer tax (about $7,415 on a $547,000 home), your legal fees and disbursements, title insurance, and adjustments for any prepaid property taxes or utilities. Ownright quotes a flat legal fee up front, so you know your closing costs before you commit.
