Yes. In Ontario a lawyer is legally required to close a purchase or sale, and that applies to an island or water-access cottage just as much as a year-round house in town. Ownright reviews your agreement, searches title, handles the land transfer tax, and registers the deal, all online for a flat, transparent fee, so your Parry Sound closing is handled start to finish.
Parry Sound buyers pay only Ontario's provincial land transfer tax — there is no municipal LTT outside the City of Toronto. On a $450,000 property that works out to about $5,475, and first-time buyers can claim a rebate of up to $4,000, which brings it down to roughly $1,475; below about $368,000 the rebate wipes out the tax entirely. That rebate only applies if you occupy the property as your principal residence within nine months of closing, so it rarely helps a cottage buyer. Ownright calculates the exact amount before you close.
Start with how you actually get there, and whether that is written down. The Town's Official Plan treats an island lot as an exception to the rule that new development must front onto a year-round public road, and the zoning by-law lets the parking for an island or water-access-only property sit on a separate lot altogether — but where parking is provided on another lot it has to be secured by an agreement, not by long-standing permission. So the real questions are whether your right to the mainland landing and the dock is registered on title, what you own as opposed to what you have simply been allowed to use, and how a property with no municipal water or sewer is serviced when everything arrives by boat. Ownright searches title, reads the access, easement and docking documents, and tells you what is secured in writing before you go firm.
Beyond the purchase price, budget for land transfer tax (about $5,475 on a $450,000 property), your lawyer's fee and disbursements, title insurance, and adjustments for prepaid property tax. On a waterfront, rural or island property you may also need an up-to-date survey and a well and septic inspection, and where the only access is by boat, the ongoing cost of the mainland landing — a marina slip, a share in a private parking and docking lot, or a municipal launch permit. Ownright gives you a clear, flat-fee quote up front so there are no surprises on closing day.
Inside the Town's urban area, the Official Plan says development will be serviced with full municipal water and sewer, apart from a few partially serviced areas and the odd individual lot on the edge of town. Off that grid — on the shoreline, on an island, or on a lot outside the Town's boundary — you are on a private well and a septic system, and on a water-access property both have to be installed, maintained and pumped out by boat. Ownright confirms how your specific property is serviced, checks the septic permit and well records, and flags anything that belongs in a condition before you go firm.
The Town's 2026 residential rate is 1.843156% of assessed value, made up of the Town's own general rate of 1.690156% and the provincial education rate of 0.153% — there is no county or district levy on top, because Parry Sound is a single-tier town. A property assessed at $300,000 therefore pays about $5,529 a year. Those bills are still calculated on MPAC's January 1, 2016 values, which matters on Georgian Bay where shoreline and island prices have moved a long way since; at closing Ownright prorates the year's tax between you and the seller so each side only pays for the days they owned the property.
