Yes. In Ontario, only a licensed lawyer can transfer title and register a property, so every Sudbury purchase or sale needs one. Ownright handles the title search, mortgage registration, closing funds, and final registration, and reviews your documents before you sign so there are no surprises on closing day.

On a typical Sudbury home around $499,000, Ontario land transfer tax is about $6,455. First-time buyers get up to $4,000 back, lowering it to roughly $2,455. Greater Sudbury charges no municipal land transfer tax, so unlike Toronto you pay only the provincial tax.

Greater Sudbury's residential property tax rate is high by Ontario standards, about 1.85% for 2026, roughly $9,400 a year on a $510,000 home. When you buy or sell, Ownright prorates the year's taxes to the closing date, so each side pays only for the days they own the home.

Not always. In Ontario, many titles patented after May 6, 1913 reserve the mines and minerals to the Crown or a third party, which is common in the Sudbury mining region. Before you close, Ownright checks whether the mineral rights are severed from your surface title so you know exactly what you are buying.

It's an original public strip of land, usually 66 feet, running along the water's edge on many older lakefront lots. If it was never closed and conveyed, you may not own right down to the water. Before you close, Ownright checks the title and helps you close the shore road allowance where needed.
