Yes. In Ontario a lawyer is legally required to close a purchase or sale, and that applies to a seasonal cottage just as much as a year-round home. Ownright reviews your agreement, searches title, handles the land transfer tax, and registers the deal, all online for a flat, transparent fee, so your Gravenhurst closing is handled start to finish.

Gravenhurst buyers pay only Ontario's provincial land transfer tax — there is no municipal LTT outside the City of Toronto. On an $800,000 property that works out to about $12,475, and first-time buyers can claim a rebate of up to $4,000, bringing it down to roughly $8,475. Ownright calculates the exact amount before you close.

When these townships were surveyed in the 1800s, Crown surveyors laid out a 66-foot original shore road allowance along many lakes here, and where it was never closed and purchased it is still public land owned by the Town — so a dock, boathouse, or even part of a cottage can sit on land the owner does not own. Gravenhurst has a formal process to close and buy it, priced per running foot of shoreline and charged at a higher rate on Lake Muskoka than on the Town's other lakes. Ownright checks title and the survey for an unclosed allowance before you commit, so you know exactly where your ownership stops.

Beyond the purchase price, budget for land transfer tax (about $12,475 on an $800,000 property), your lawyer's fee and disbursements, title insurance, and adjustments for prepaid property tax. On a waterfront or rural property you may also need an up-to-date survey, a well and septic inspection, and — if the shore road allowance has never been closed — the Town's application, survey and legal costs to purchase it. Ownright gives you a clear, flat-fee quote up front so there are no surprises on closing day.

Start with access and shoreline: whether you have legal, registered access to the property rather than a path used by habit, whether the road is privately maintained and plowed in winter, and — for an island or water-access cottage on Lake Muskoka — where you are actually entitled to dock and park on the mainland. Then confirm what you own at the water, including any unclosed shore road allowance under the dock or boathouse, and the condition and approvals for the well and septic. Ownright searches title, reviews the access, easement and shoreline documents, and tells you what is secured in writing before you go firm.

The Town's 2026 residential rate is about 1.137% of assessed value for a property without municipal water and sewer, and about 1.423% where both are provided — figures that combine the Town, District of Muskoka and education portions. A home assessed at $400,000 therefore pays roughly $4,547 a year unserviced, or about $5,692 fully serviced. Those bills are still calculated on MPAC's January 1, 2016 values, which matters in Muskoka where waterfront prices have moved a long way since; at closing Ownright prorates the year's tax between you and the seller so each side only pays for the days they owned the property.
