Frequently asked questions
Yes. In Ontario a lawyer is legally required to close a purchase or sale, and that applies to a seasonal cottage just as much as a year-round home. Ownright reviews your agreement, searches title, handles the land transfer tax, and registers the deal, all online for a flat, transparent fee, so your Huntsville closing is handled start to finish.
Huntsville buyers pay only Ontario's provincial land transfer tax — there is no municipal LTT outside the City of Toronto. On a $700,000 property that works out to about $10,475, and first-time buyers can claim a rebate of up to $4,000, bringing it down to roughly $6,475. Ownright calculates the exact amount before you close.
Only with a licence. Huntsville requires a Short-Term Rental Accommodation licence to rent a dwelling or rooms for 30 days or less, caps the number of licences it will issue, and only permits short-term rentals in precincts of its Community Planning Permit By-law that support the use. The catch for buyers is that the seller's licence expires when the property is sold and cannot be assigned or transferred to you, and the by-law bars anyone from operating a short-term rental until they have owned the property for at least 12 months. Ownright checks the licence and precinct position before you go firm, so rental income you are counting on does not disappear at closing.
Beyond the purchase price, budget for land transfer tax (about $10,475 on a $700,000 property), your lawyer's fee and disbursements, title insurance, and adjustments for prepaid property tax. On a waterfront or rural property you may also need an up-to-date survey and a well and septic inspection, and if you plan to rent short-term, the Town's licence application, fee and site inspection. Ownright gives you a clear, flat-fee quote up front so there are no surprises on closing day.
Start with the things that are expensive to fix after closing: a potable, adequate well; a septic system that is approved and sized for the number of bedrooms you actually plan to use; and legal, registered access to the property rather than a driveway or private road used by habit. Then confirm what you are entitled to at the water — where you can dock, whether the dock or boathouse was properly permitted, and whether an unclosed shore road allowance runs between the cottage and the lake. Ownright searches title, reviews the access, easement and shoreline documents, and tells you what is secured in writing before you go firm.
The Town's 2026 residential rate is about 1.112% of assessed value for a property without municipal water and sewer, and about 1.398% where the District provides both — figures that combine the Town of Huntsville, District of Muskoka and education portions. A property assessed at $400,000 therefore pays roughly $4,446 a year unserviced, or about $5,591 fully serviced. Those bills are still calculated on MPAC's January 1, 2016 values, which matters in Muskoka where waterfront prices have moved a long way since; at closing Ownright prorates the year's tax between you and the seller so each side only pays for the days they owned the property.
