Pickering market snapshot
Pickering's average price was $935,490 in August, up 2.4% from a year ago, with detached homes at $1,165,883. Condo apartments were the weak spot. Homes take about 33 days to sell, longer than last year, so buyers have more time and sellers should price to today's market.

Frequently asked questions
Yes. In Ontario, only a lawyer can complete the transfer and register your deed. Ownright handles the full closing for Pickering buyers and sellers — title search, mortgage, and registration — online, at a flat fee.
Pickering charges only Ontario's land transfer tax — there is no municipal LTT. On an average-priced Pickering home around $951,000, that is about $15,495. First-time buyers can claim up to $4,000 back, bringing it to roughly $11,495.
New-build closings work differently from resales. There's HST (often built into the price with a rebate assigned to the builder), a Tarion new-home warranty, and builder adjustments and levies added on closing. For new condos there can also be interim occupancy before final closing. We review the builder's agreement so none of it catches you off guard.
Beyond land transfer tax, budget for your lawyer's fee, title insurance, a title search, and adjustments for prepaid property taxes. New builds add HST considerations and builder adjustments. Ownright quotes a flat legal fee up front so there are no surprises on closing day.
Pickering has no municipal vacant home tax. Ontario's Non-Resident Speculation Tax and the federal foreign-buyer rules can still apply — we check whether they affect your purchase before closing.
Most Pickering resales close on the date set in your agreement. New builds in Seaton can have builder-set or delayed closing dates. Either way, Ownright starts your file as soon as you sign and coordinates with the lender and the other side so closing day stays on track.
