Kanata market snapshot

Kanata's market cooled into the summer, with the median sale price around $679,000 and homes taking about a month to sell. Both sales and active listings eased from a year ago, leaving a balanced market near three months of inventory, so buyers have a bit more room to negotiate than in recent years.

Frequently asked questions

Yes. In Ontario, only a licensed lawyer can transfer title and register a property, so every Kanata purchase or sale needs one. Ownright handles the title search, mortgage registration, closing funds, and final registration, and reviews your documents before you sign so there are no surprises on closing day.

On a typical Kanata home around $680,000, Ontario land transfer tax is about $10,075. First-time buyers get up to $4,000 back, lowering it to roughly $6,075. Kanata is part of the City of Ottawa, which has no municipal land transfer tax, so unlike Toronto you pay only the provincial tax.

Yes. Kanata is part of the City of Ottawa, so the Vacant Unit Tax applies: 1% of assessed value on homes left vacant more than 184 days a year. Owners must file an occupancy declaration annually, and unpaid tax becomes a lien on the property. Ownright confirms the seller has filed and paid before you close.

It's a 1981 agreement requiring 40% of the Kanata Lakes lands, including the golf course, to remain open space, and it has driven years of legal disputes over redeveloping the course. If you're buying nearby, Ownright reviews any covenants, agreements, or restrictions registered on the property's title before you commit.

Kanata pays the City of Ottawa's residential property tax rate, a little over 1%, roughly $8,000 a year on a $680,000 home. When you buy or sell, Ownright prorates the year's taxes to the closing date, so each side pays only for the days they own the home.

Yes. Kanata has established condo communities in Beaverbrook, Kanata North, and around the Town Centre, and the status certificate reveals the reserve fund, monthly fees, rules, and any special assessments. Ownright reviews it before your deal becomes firm, so you understand the building's finances and your obligations before you commit.
