Yes. In Ontario a lawyer is legally required to close a purchase or sale. Ownright reviews your agreement, searches title, handles the land transfer tax, and registers the deal, all online for a flat, transparent fee, so your Sarnia closing is handled start to finish.

Sarnia buyers pay only Ontario's land transfer tax, as Toronto is the only Ontario municipality with its own. On a $539,000 home that works out to about $7,255, and first-time buyers can claim up to $4,000 back, cutting it to roughly $3,255. Ownright calculates the exact amount before you close.

It may be. Sarnia's Official Plan maps Lake Huron shoreline hazard lands as "Shoreline Management Area 1" (high hazard) and "Shoreline Management Area 2" (medium hazard), and new buildings and structures can be prohibited there, a restriction the City can put in the zoning by-law or register on title. The St. Clair Region Conservation Authority separately regulates the Lake Huron and St. Clair River shorelines, along with wetlands, slopes and flood-prone land, and its permission is required before you build, place or remove fill, re-grade, or alter the shoreline. Before you close, Ownright checks title and the hazard mapping so you know what you can and cannot do with the property.

Beyond the purchase price, budget for land transfer tax (about $7,255 on a $539,000 home), your lawyer's fee and disbursements, title insurance, and adjustments for prepaid property tax. If you are buying on the lake or the river, allow time for a shoreline and hazard review as well. Ownright gives you a clear, flat-fee quote up front so there are no surprises on closing day.

For a condo or a common-elements community, the status certificate shows the corporation's finances, reserve fund, rules, and any lawsuits or planned fee increases. It is worth close attention in waterfront buildings, where exterior and shoreline maintenance can be a heavier draw on the reserve fund. Ownright reviews it before you commit so you know exactly what you are buying into.

Sarnia's 2026 residential tax rate is about 1.80% of assessed value, combining the City's municipal and transit levies, the County of Lambton levy, and the provincial education rate, so a home assessed at $250,000 pays roughly $4,490 a year. Because MPAC assessments are still based on January 1, 2016 values, that assessed figure is usually well below what the home would sell for today, and properties outside the transit levy area pay slightly less. At closing, Ownright prorates the year's tax between you and the seller so each side only pays for the days they owned the home.
