Q: Is title insurance mandatory?
A: Although not legally mandatory, title insurance is strongly recommended by our lawyers, and most lenders will want you to have it.
Q: Can you switch title insurers later?
A: No, it's a one-time policy tied to your purchase.
Q: Does title insurance cover errors made by the land registry office?
A: Yes, clerical errors or omissions in public records are usually covered.
Market snapshot
Sales may be down year over year, but there were 50,098 new residential listings in May, which marks the largest number of new listings added in the month of May in over five years! By the end of May, there were 76,068 active residential listings on the market — an increase of 21.7% from May 2024. Active listings haven’t been this high in May in more than a decade. It's great to see more supply coming to the market but time will tell if the buyers will follow.
Our take: It’s safe to say we’re in a buyer’s market — one where buyers can more easily include conditions that give them an ‘offramp’ from a deal. But if you’re representing the seller, be mindful of the conditions you agree to. In an unpredictable market like this, a deal falling through due to an unfulfilled condition can be disproportionately disruptive compared to a more stable environment.
Client spotlight: Erika and Gord
