Q: What usually causes a closing delay?

A: The most common reasons are financing issues, missing documents, problems uncovered in the final title search, or delays with the other side’s lawyer. Even small administrative errors can push things back.

Q: What happens if a deal doesn't close on time?

A: If the buyer can’t close, they risk losing their deposit and being sued for damages. If the seller can’t close, they may face legal action from the buyer. Extensions are sometimes negotiated, but they often come with added costs and stress.

Q: How can agents help clients avoid closing delays??

A: Double-check that the buyer’s lender has all documents well before closing, flag unusual conditions in the agreement that could slow things down, and make sure clients are ready with things like ID verification and insurance details. Stay in close touch with the lawyer’s office in the final week so any issues are caught early, not on closing day.

Headlines & homes: Ontario signals new first-time buyer rebate

Ontario’s latest fiscal update includes a major housing proposal: rebating the full 8% provincial portion of HST for first-time buyers on qualifying new homes. The size of the savings is significant. An 8% rebate could mean tens of thousands of dollars in savings. For many first-time buyers, this closes the gap between saving for closing costs and being permanently priced out.
If implemented, this would instantly make new-build and pre-construction options more attainable. Agents should get familiar with which projects qualify, since clients may be able to afford a new-build they previously ruled out.
Our take: Expect buyer interest in entry-level new-builds to climb fast if this rebate becomes law. Agents who can explain the real dollar impact clearly will be in the best position to guide clients and capture new demand.
